Sueño del Sur is a condominium resort, organized under Nicaraguan Law 306. Law 306 is a Nicaraguan initiative to support increased tourism in Nicaragua, and provides amazing benefits to owners of properties built under this law. In return for making your condo partially available for rent for a period of 10 years, you will pay no property taxes and significantly reduced or no Nicaraguan income taxes on rental revenues. As an owner, you can occupy your condo unit for up to 109 days per year, paying only for utilities and maintenance.

When you are not in residence, your condo will be a part of the resort rental pool. Our goal is to attract an international brand name hotel to market and operate Sueño del Sur, guaranteeing you the highest possible occupancy rates and rental income. Currently, condo units available in San Juan del Sur are bringing upwards of $160 per night, yet none have the size, appointments, views and amenities of Sueño del Sur. Preliminary estimates are that construction should take approximately 14 months, although construction schedules may be adjusted in order to assure that your ownership and investment dollars are secure, and to guarantee the highest quality in construction and design.

It’s easy to purchase your resort condo at Sueño del Sur. You can reserve your unit today with a fully refundable deposit, held in escrow, of $10,000. When final contracts are signed, a total of 15% down payment will be due (including your reservation deposit), so you don’t have to pay in full for your condo up front. A payment schedule will be utilized that structures payments to coincide with progress on construction, and will most likely be as follows:

15% at contract time (includes the reservation deposit).
35% at start of construction.
30% at shell completion.
20% at time of closing, on your ready-to-enjoy condominium. 

Once you close, Nicaraguan law allows foreign ownership of land and property, so you will have full property rights, the same as Nicaraguans. At closing you will receive a full and clear title to your property, and title insurance, if you decide, through First American Title. At contract signing, our title policy for the property from Hilltop Villas, SA, our Nicaraguan corporation, will be available for review.

The condominium units at Sueño del Sur will be fully furnished, to assist you in providing the finest comfort at the best price for maximum enjoyment of your family, friends and paying guests. You will have three style/color packages from which to choose, all of which will have the added advantage of being carefully selected to withstand daily use and sea air. These coordinated packages will be provided to you at our cost, saving you time and money. The estimated cost for the furnishing package is $15,000, which will be added to each unit at closing.
